So, what actually happens to your policy after you file a claim? 👀

There’s no one-size-fits-all answer. Some claims may have little to no impact. Others could affect your premium at renewal depending on the type of claim, fault, your claims history, and your carrier’s guidelines.

Don’t let the fear of a rate change keep you from using your insurance when you need it. Filing a claim should come down to what makes the most sense for your situation.

To make the claim process smoother take 5 minutes to photograph each room and if you can, photos of the roof

No one ever thinks it will happen to them until it does. Better to be safe than sorry!

Investors: your lender requires builder's risk. Your current agent probably quoted you wrong.

Most standard homeowner policies don't cover a property under renovation. And if you're using hard money, your lender is almost certainly requiring a specific type of coverage — builder's risk or a vacant dwelling policy — during the rehab phase.

Here's what I see constantly:
→ Investor closes on a deal
→ Slaps a standard landlord policy on it
→ Lender flags it or worse — a fire happens mid-rehab and the claim gets denied
