This is MANDATORY! This is something that you have to pay all at once. This cannot be put into your escrow and you cannot make payments. I cannot stress enough that you need to plan NOW!

* 🌊 You are still required to have flood insurance even if your home is NOT in a designated flood zone.

Spending the morning at the AMPLIFY Live Coffee & Content Collab Event with the Beach Girls Real Estate Club, and this waterfront home is absolutely STUNNING. 🏡🌊

From the gorgeous coastal interiors and incredible chandeliers to the pool and those water views…there is literally a beautiful backdrop everywhere you turn. ✨

🚨 LET’S TALK ABOUT “CHEAPER” HOMEOWNERS INSURANCE…

I hear this all the time: “Another agent got me the same policy cheaper because they’re the owner,” or “They have more pull with the insurance companies.”

That’s not how homeowners insurance works in Florida.

Insurance rates are highly regulated. Carriers file their rates with the state, and an agent or agency owner can’t simply decide to give someone a special discounted premium. The premium is the premium based on the carrier’s filed rating factors and the risk being insured.

Now, can another independent agency find a lower price? Absolutely. They may represent a carrier I don’t have access to, and that carrier may genuinely be less expensive for that particular home.

But when you hear “I got it cheaper,” make sure you’re comparing apples to apples. 🍎🍎

That lower premium could also mean:
🏠 Lower coverage limits
💰 Higher deductibles
💧 Limited water damage coverage
🌪️ Different hurricane/wind deductibles
📄 Different endorsements or exclusions
🏢 Or an entirely different insurance carrier

Sometimes it truly IS the same or better coverage for less—and if it is, great! But sometimes that lower number comes with a lot less protection.

If agents could simply discount homeowners insurance, trust me… we’d ALL be doing it. 😂

My goal has never been to sell you the cheapest piece of paper I can find. My job is to help you understand what you’re buying, shop the options available to me, and make sure your home is properly protected.
