Today’s Scottsdale real estate market is favoring buyers, especially heading into summer. Here’s how I’m helping my clients save serious money right now šŸ‘‡

1ļøāƒ£ Price Reductions
Most Scottsdale homes are sitting longer, which means sellers are negotiating. But here’s the thing: negotiating $20k off the price only changes your payment by roughly $120/month. Good savings… but not always the best strategy.

2ļøāƒ£ Interest Rate Buydowns
Buydowns can help lower payments early on, but I’m cautious with them. I’ve seen buyers get comfortable with the temporary payment, then feel stretched once the buydown expires. My advice: make sure the real payment works for you from day one.

3ļøāƒ£ Seller-Paid Closing Costs
This is one of my favorites. Closing costs can easily be 2–3% of the purchase price, and they don’t exactly feel exciting to pay. If we can negotiate for the seller to cover them, that’s thousands you keep in your pocket.

4ļøāƒ£ Major Repairs & Renovations
This one has become my favorite, especially in a city like Scottsdale, where homes are commonly 50, 60, 70 years old. With these older homes, I routinely run into roofs needing replacement, air conditioners at the end of their lifecycles, and old cast-iron pipes (especially in South Scottsdale) that are deteriorating and in need of serious help. These high-ticket items can cost tens of thousands of dollars and rack up a hefty bill quickly. So, let’s get the seller to pay for them. This is not an easy approach, however. Most sellers don’t have the capital to just fix those items before closing, and if you’re getting a loan, a lender hardly ever allows a monetary credit big enough to cover these repairs. It takes a skilled agent who specializes in these kinds of things to get them done.

These kinds of negotiations aren’t simple, and they take someone with experience to structure correctly.

Advice I’d give my younger self before I moved to Scottsdale, AZ:

In 2013, my wife and I relocated to Scottsdale and didn’t know the area very well.

While we knew for the most part that no matter where we ended up in the city, it would be a ā€œnice place to live,ā€ but back then, I had no idea that each area had its own unique feel.

We found a rental in the Magic Zip Code. It was quiet, the neighborhood was well-kept, kids were riding around the neighborhood on their bikes, it felt very suburban.

The problem was, being fresh out of college, my wife and I weren’t really looking for life in suburbia.

We moved to Scottsdale for excitement, entertainment, and we wanted to be close to it.

Eventually, we bought our first home in South Scottsdale, and that area was perfectly in line with what we were looking for in that stage of our lives.

If I could give my younger self advice before moving to Scottsdale, you need to find the area that suits your lifestyle the best, and then find the house.
