Got the worst of the corner and then shift 2 panels so Al can finish cleaning. He's better at it than I am and enjoys it way better.

Currently have stall space for 1 to 4 boarders. $450/month full board. Have a lighted riding area. Individual lockers. Feed room is getting a new floor and once it's done the tack room gets a new floor and 5 more lockers. Only extra cost will be vet, wormers, and farrier. The one I use is $70/horse every 4 weeks but you're welcome to use someone else. Veterinary stocks with dental bar on site. Collection phantom need reupholstered. Had a gelding with "munchies". 48' square training pen. 60" round pen (gates need work). Also needs releveled. Last place you expect to see "the herd in the hood". Cameras being mounted and activated this week. A 2 step for grooming or riding and 2 3 step steps. Have 3 - 15.3 hds so bit rough climbing from the ground. Extra fridge for drinks if you choose. Med fridge will be in the feed room. Space to park 2 more trailers inside the fence. Picnic table just outside main riding pen. Hot water hook up one the feed room is done.

Boarder still has 3 horses he needs to move. Personal issues means prices are negotiable as he has limited time and money to put into them. All are listed on dreamhorse. Job changes, his dad in the hospital... life happens.

Ok spent about 5 years concentrating on seat, showing, equitation. Years ago. I do a lot out of habit. Been a few years since I had much saddle time myself. Rode my handsome boy this morning and made a few notes to address between my autopilot riding and working with the current students. Did note on myself as little as I've had time to ride knee to heel I keep straight and very stable unless I need to move for a signal. Muscle memory is definitely a thing. The biggest thing is knowing him being arab and most breeds when they change to a faster gate they tend to raise their heads and tuck their nose which shortens the reins. I saw myself straightening my elbows, moving my hands down, and shortening my reins BEFORE we transition to a faster gate. My students tend to ride with elbows bent, hands in the air and AFTER the horse speeds up and they loose control, THEN they scramble to shorten the reins. Timing and sequence are important when training and riding any horse. Sometimes riding yourself makes teaching another much easier. Rode almost a complete hour. Hope I can walk tomorrow.
