Owning a home comes with a lot of responsibility, and one thing many people do not realize is that your home insurance policy is a two-way agreement.

Yes, the insurance company agrees to protect you from covered losses. But as the homeowner, you also agree to do your part by keeping the property in acceptable condition.

That means things like:

Keeping the home and yard maintained
Repairing damage instead of letting it sit
Making sure the roof is in good condition
Keeping trees, debris, pools, trampolines, and other hazards from creating extra risk
Keeping plumbing, electrical, heating, and cooling systems safe and operable
Addressing water damage or maintenance issues when they come up

Insurance is not meant to cover problems that come from neglect, unrepaired damage, or unsafe conditions. If a home shows significant maintenance concerns, it can affect whether a company is willing to insure it or continue coverage.

Think of it this way: your policy is a contract. The insurance company has their side of the deal, and the homeowner has theirs too.

Taking care of your home does not just protect your property. It helps protect your coverage, your rate options, and your peace of mind.
