We have outgrown Broad Meadow Farm and it's training facilities. To better facilitate the varied interests and expectations of Pat's students and borders Pat will be taking up residence at several existing farms in the Ocala Area in order to better focus on each riders needs, expectations and budget. This is a great opportunity to purchase our current farm and get immediate access of an up-to-date working farm with all of the amenities and improvements that we have crafted of the last 10 years.
Broad Meadow Farm is a 10 – acre working horse farm just 1.4 miles to HITS.
Home – 2234 sq. ft.
The home is a split-floorplan, 3-bedroom, 2-bathroom, sunroom and office with a covered entry and oversized 2-car garage. It was just painted inside and out.
The spacious 13’x18’ master bedroom adjoins the 4-fixture master bath with an oversized shower. The kitchen, dining room and living room are an open plan. The kitchen was recently remolded and includes a stainless steel, double-door refrigerator, glass-top range with convection oven, dishwasher, microwave, island, double door pantry. The dining room is large enough to accommodate 8 guests. At the rear of the house is a glass-enclosed sun room with a view of the barn and competition arena. Barn - 2856 sq. ft.
The center-aisle barn is paved with heavy mats. The stalls floors are all yellow clay. Included in the barn is a 12' x 24' feed room with upper & lower cabinets. The feed room has two oversize entrances, one from the barn aisle and an external entrance to unload tack and feed. The roof peak over the center aisle is 17' to improve air
circulation. At 12’ wide, the aisle can easily accommodate trunks and cross-ties at each
stall. On north side are 5 oversized, 14’ x 12’, stalls with swinging stall gates. On the
south side of the aisle are 4-12’ x 12’ stalls with full height, ventilated sliding doors. All 9
interior stalls have open grill ventilation on three sides and a window for 4-sided
ventilation in every stall. The stall divider walls are all 10 feet high for maximum safety.
A unique feature of the barn is the roof cooling system which can reduce summer
temperatures in the barn by 20 deg.
On the west end of the barn are: a 12’ x 12’ wash-rack with hot and cold water and
rubber mat floor for safety and one grooming rack. On the outside of the barn there is
an additional 12’ x 12’ stall which is especially useful when it is necessary to stable a
horse that does not do well in a busy barn.
Competition/Training Arena - 110' x 212'
The competition and training arena is large enough to permit multiple discipline training
to take place simultaneously. The footing is professional grade clay/sand which
provides rapid drainage and easy care and maintenance. It has a fully automated
irrigation system and is located immediately adjacent to the barn and house. A
specialized rake/drag for the arena is included with the farm.
Aerated Stack Composting System
At the west end of the barn are three - 8’ x 12’ stalls which are equipped with an
engineered composting system for turning stall waste into finished compost in under 60
days. This can be used to fertilize the pastures and lawns (a large spreader is included
with the farm). This will save about $400/month in removal costs plus the cost of
fertilizer for the paddocks.
Broad Meadow Farm is an enrollee in the Florida Department of Agriculture’s Best

Paddocks
There are 9 paddocks of varying sizes on the property. They are fenced with: 4 board
wood or 3 board wood and some have no climb wire. The perimeter fence has no climb
wire with top board. There is water to 8 paddocks.
Tack Room – 324 sq. ft.
The air-conditioned tack room is perfect for storage trunks and seasonal tack. It is
outfitted with an extra deep wash sink, cabinets, shelving and a shower and toilet. It
could easily be converted to an efficiency apartment.
Hay Storage – 200 sq. ft.
Hay storage: just a few feet from the barn is a metal-hay-storage building. It is
separated from the barn to minimize fire risk and reduce dust in the barn.
Enclosed Workshop - 1056 sq. ft.
The enclosed shop provides a large work area with shelving, lumber rack, workbenches,
fans for cooling, and an oversized sliding front entry door. It has 120 & 240-volt
electrical service throughout. It includes plumbing for air and water to outside reels.
Covered Workshop - 594 sq. ft.
The covered workshop is open on three sides and is intended to provide large work area
with shelving and a covered area for lumber storage, out of the weather maintenance
and storage of farm equipment.
RV Hook-Up
There is a full hook-up for an RV or mobile home: electric, water and septic system.
Wired for Computers
The house, workshop and feed room are all served by internet.
