The legislation establishes a new "Zone Zero" concept—an ember-resistant area within five feet of structures located in designated wildfire-prone areas. The goal is to reduce home losses from wind-driven embers during wildfires.

For Realtors, this means buyers will increasingly ask about defensible space, fire-hardening improvements, insurance availability, and future compliance requirements. Properties that have completed wildfire mitigation measures may be more attractive to both buyers and insurance carriers.
