Is it a bad time to buy a house? Short answer: NO. Even with higher interest rates; I see monthly mortgage payments that are less than rental rates. When the interest rates drop, refinancing is an opportunity to lower your monthly payment. There are many different loan products available through your lender. Some don’t require large down payments. There are loans that only require 3.50% down, which for a $450k purchase price, puts the down payment at about $15,750. Some institutions have zero down options, but be prepared to pay fees and higher interest rates. If you can afford it (even with family/friend assistance), it’s much better to buy a house than rent one. Most mortgage payments are lower than rental rates. Plus, you're building equity. Renting is money to the wind, with regular, unpredictable rate increases. Mortgage payments, most often, stay the same until you refi.

Another factor, that is in favor of Buyers right now, is less competition. Because many folks think it's a bad time to buy or are not in a position to buy a house at this time, there are less Buyers in the playing field; opening up more opportunity for selection and negotiations, as many homes are sitting on the market a little longer.

If you can swing it, I highly recommend buying over renting; all day long. 😊

Hey Friends! Did you know that Hybrid Real Estate has an emergency housing program for teens? They partnered with Looking Glass last year to start Alder House. This Sunday we are having a fundraiser that is sure to be fun! The fundraiser is this Sunday, May 21st. at Delta Car Wash. 3015 N. Delta Hwy. All proceeds from all wash bays that day will go to Hybrids Alder House supporting homeless youth in Eugene/Springfield. Hybrid’s Alder House offers emergency housing to youth ages 15-21 giving them a ”hand up” to become stable and re-establish themselves in our community.

The number of homes on the market are not at the same levels of a year ago, but more homes are gradually coming on the market right now and are staying on the market a little longer, due to less buyers. Prices have also come down a smidgen.

What does this all mean?

If you can afford to, NOW is a great time to buy a house. There is less competition and a little more to choose from. Don't get me wrong, there are still homes that are desirable or rare that are attracting multiple offers and cash buyers, thus driving the price up and creating a competitive scenario, but there is still a lot of opportunity right now!
