You may have already seen the news.

HUD is tightening up restrictions on Emotional Support Animals (ESAs) being permitted in rental properties that otherwise would not allow pets. ESAs, if my understanding is accurate, will no longer have protections and owners can be denied housing if the property does not allow pets.

❓Who is unaffected?

SERVICE DOGS that are TRAINED to perform tasks that mitigate their owner's disability are unaffected and will still be permitted.

❓Who does this apply to?

If you have been using the ESA label with your dog to access housing, this will be an issue for you going forward as it does not sound like any dogs will be "grandfathered in" under the new policy.

❓What to do?

Plan. If your dog is a true NEED for your well-being, but has not been task trained, start training now. Train 3 separate and specific tasks that will mitigate your disability and resolve any home-based behavior issues the dog has.

And here's the hard bit for many of you out there... If you do not have a disability for which your dog can be trained to assist with, start looking at housing alternatives that will allow your pet.

Now, this is likely to be challenged and may not hold up long-term, but being proactive in this situation is wise rather than facing fines or eviction.
