Day 17 & 18 - 5 & 6 Sep 2026

The partitions are up and we now have 5 out of 6 rooms!

Reception counter is in progress. I had requested for the space between to be 3 feet width, but main contractor said it was small and told the workers to make it 4 feet wide.

Turned out odd because the counter was almost parallel to the door of the entrance.
The workers then had to wait for the concrete to dry then move the whole cement counter back 1 feet. More work as they had inserted steel bars to the ground and had to extract those.

So lesson here, is to trust your instincts, though the contractors are supposed to know better.

Pet bath area is also in progress. Now with tiles in place.

After 18 years in corporate and creative agencies, it’s been a desire of mine to build something to call my own.

I will be documenting my journey as the construction work progresses and I put things together till it is ready.

Day 14 - 2 Sep 2026

Visited MBDK to clarify on the documents I need to submit for business license application. There is a list on the website and application is done online, but it’s always best to clarify verbally in person.

Requirements:

1 Salinan Sijil Pendaftaran Syarikat / Perniagaan (Borang M & A, 49, 24 / SSM)
2 Salinan Cukai Taksiran Terkini (Cukai Pintu)
3 Salinan Cukai Tanah
4 Pelan Lokasi Premis
5 Pelan Lantai Berserta Keluasan dalam Meter Persegi
6 Sijil Kelayakan Menduduki Bangunan (CF) atau Sijil Penyiapan dan Pematuhan (CCC) (Jika tiada, rujuk Jabatan Bangunan)
7 Perjanjian Jual Beli atau Perjanjian Penyewaan (lengkap bersetem) / Surat Setuju Terima (SST) Gerai Majlis
8 Salinan Kad Pengenalan / Pasport Antarabangsa (bagi pemohon bukan warganegara Malaysia)
9 Gambar pemohon berukuran pasport
10 Reka bentuk Iklan berserta cop syarikat
11 Sijil Pengesahan Bahasa daripada Dewan Bahasa Dan Pustaka
12 Gambar premis meliputi bahagian luar, dalam, belakang termasuk premis di sebelah kiri, kanan atas dan bawah (berwarna)

I had to get my signage design ready, and first submit to Dewan Bahasa Pustaka for online approval on the BM copy. There is an RM30 fee when submitting to DBP for online approval. They will then issue a certificate where I will need to submit with other required documents to MBDK.

Once approved and paid, MBDK will issue a 6 months temporary business license. An officer will come to check on the premise within this 6 months and issue a permanent business license if everything is compliant.

I have since compiled all documents pending landlord to pass me the building CF so I can submit everything to MBDK.

Day 12 & 13 - 1 & 2 Sep 2026

Running about these past two days - first to dad’s friend’s shop to see if there’s anything I need from there. Checked out steel basins but they were not the right size. So had to arrange for a customized wash basin that is big enough to wash rabbit cages (Customisation cost a lot!) But found a 3-panel sliding door which I can use for the entrance of my dog grooming area, where I can build a partition around it.

Then visited a curtain maker in Kota Kemuning to check out available sound-proof material which I will use as a partition between the reception area and big event space.

The door way to the pet bath area is also constructed after the bath cubicles were demolished and iron beams placed above to secure the water tanks.

Next, took photos of the premise for business registration submission and visited MBDK to clarify on the documents I need to submit for business license application.

Before & After: Rabbit Grooming (Zoro the Netherland Dwarf) - 10 Sep 2026

This is Zoro’s first groom. Pawrent is a young loving bun mum. Bun mum has three rabbits aged 6-7 months old and requested for full groom for all three.

I initially said since they are short fur rabbits, basic groom will be sufficient. However, noticed all three had a lot of matted fur. Zoro had the a lot of matted fur too throughout his chest, underbelly and ge***al area. Brushed out a lot to dematte.

His feet were very yellow from stepping on urine. Now dried up.

There was also dried urine on his back, probably sprayed by the other two when marking their territory.

So did Full Groom + Basic Groom (nail clipping and scent glands cleaning + fur brushing), with extra charges for matted fur removal.

His scent glands were dirty which means he has matured. Hasn’t been neutered so advised pawrent to separate the male rabbit from the females because rabbits will multiply fast.

He struggled and kicked during grooming as this is his first time.

I initially said since they are short fur rabbits, basic groom will be sufficient. However, noticed all three had a lot of matted fur. Esther had the worst matted fur amongst the three. Even pawrent couldn’t understand how her mattes were so bad.

Had to consider Esther as Full groom as I practically had to remove matted fur throughout her chest, underbelly and ge***al area. With extra charges for matted fur removal.

Esther the Queen was feisty. She would kick and scratch hard.

One of her scent gland was clogged and black in colour. Meaning she has been spraying and marking her territory.

Also gave me a tooth 🦷 print on my thigh. Which I noticed when I got home.

Her matted fur around her ge***al areas and her feet were very serious. There were patches of hardened fur in both feet which was stuck to skin. Tried removing with a clipper but it started to tear the skin. Decided to stop when saw a bit of blood. Told pawrent that I will not stress her further as rabbits are sensitive creatures. So will find a solution when my shop is ready next month. Will try to soak and dissolve the hardened urine first, soften the fur, blow dry, then trim of the matted fur.
