A FEW KEY BENEFITS
New Built in 2020-22 to the latest building regulations.
Compact site with all the facilities for a self contained training operation with direct heath access to the Rowley Mile gallops and a nice warm-up, cool down, distance to the Bury Side facilities.
American Barns from Cheval have proven relatively trouble free and low maintenance.
The barns have many benefits.
: Windows external and internal and Big Barn Doors at Both Ends : Ensure great Air-flow
: Construction without brick and block that holds daytime heat ensures they are cooler in summer heat, yet they retain good warmth in winter. Auxillary windows can be used for more controlled ventilation :
: Roof-Line Overhang’s side, front and rear = dry for horses and their bedding when there’s a hard driving rain. The 2.5mtr storage overhangs at each end make for additional sheltered storage of shavings or hay.
: Large Boxes 3.6 x 3.6 mtrs : more space = less chance for caste horses whilst ‘Flexi Panels’ are more fore-giving if a horse kicks out.:
: Standard Doors and Windows on swing hinges with little to go wrong other than an odd latch : Parts are nearly all modular ‘bolt’ and replace’ We hold spares of all the main components :
: Well lighted by LED lighting within all the barns and working areas of the yard for winter working :
: Tack rooms are ‘pleasant’ with heated towel rails, kitchenette, equally staff toilets are ‘nice’ and also suitable for owner visits !
: Wash down area to rear of barns with hose booms. Water for barns is on ‘soakaway’, saving on water sewerage. :
: Metered services, Electric, Water, Gas. Full 4K CCTV around the barns and property. Internet via private network around barns. Separately also within the house. The trainer is able to monitor remotely. :
: Brand new 3 mtr x 2.4 mtr (internal) Dry storage feed container with vented design :
: 6 Horse professional Walker by Claydon – following departure of our last tenant this has been serviced and renewed with both new Gear Box Motor and Braking system together with a new main Electric Motor in the control box. The walker has been regularly maintained and there is a full service history. :
: Many elements around the premises are user friendly and have been improved over time as we learnt. :
: Covered storage is to the front and rear of both barns suitable for hay / shavings :
: Ramped access to and from all the working areas :
: Easy ‘blow or brush’ metal flashings outside each box window :
: Gulley Drains with traps for easy maintenance :
: Additional drainage chambers and interceptors are in place to deal with the sand :
: Walkways used by horses have no abrupt corners :
: Plenty of parking on site and off Hamilton road :
: The property drains well in the heaviest of wet conditions :
: Barn roofs have been checked and maintained for the odd drip leak around roof bolts :
: Following departure of our last tenant, the Yard has been completely renovated. :
: Muck bays are conveniently accessed for yard staff and readily accessed by HEH :
: As owners we are diligent and have constantly tried to improve and add to the facilities offered :
NEGATIVES
1. Our Barn Drains are on soakaways. It’s a bonus because there’s no sewerage charge on the barns. However, contaminants of sand and shavings cannot be simply brushed down the drains and ‘forgotten about’. Catchers have to be lifted out and emptied daily, Main drain has to be pumped out monthly with a mud pump.
2. Our access is readily accessed by vehicles up-to ‘muck-away’ lorry size. ‘H.G.V. Coach-Horseboxes’ are not able to access the premises.
Supply lorries using 16.5 tonne vehicles unload at the head of the private access driveway 70 metres from the barns and then Moffat pallets into position. No problems there.
